Water Main Project

Phase One is completed, and as spring moves in, Heavy Constructors is preparing to start on Phases Two and Three of the water main project. If good weather persists, work on Phase Two and Phase Three will begin in March and continue through the summer, with completion anticipated by the end of the year.

Please be prepared for detours and closed roads within the neighborhood.

Reminders:

Spring Brook Acres has a water pressure gauge that connects to an outside water faucet bib. If you would like to check your water pressure, contact the caretaker, Wayne Rippel, at 605.545.7235.

If you had a pressure reducing valve installed or replaced, and need a partial reimbursement from the City, contact: Eric Bodya, Water Superintendent, 300 Sixth Street, Rapid City, SD 57702.

If you have an old, white plastic water service line from the curb stop (water shut off valve) to your house, you may want to consider having it replaced proactively as they tend to fail at inconvenient times (as in winter). The City will also be able to provide limited reimbursement if done within two years (see previous City letter dated October 12, 2022).

Snow Plowing

Time and conditions affect decisions on plowing. Generally, we try to clear roads early (beginning before 5 AM) if it snows overnight. Entrances, hills, and more frequented roads are dealt with first. De-icer is sprayed the day before snow is expected and chips are spread after initial plowing, if freezing is likely. Re-plowing is done, wind and weather permitting. Please drive slowly and give the snow plow priority.

Payment Dropbox

Some members have requested a secure HOA payment dropbox. This will be installed near the maintenance lot after the water main project has been completed.

Assistant Caretaker

Hiring an assistant caretaker to help with maintenance, mowing, and snow plowing has been in the works for some time now. The board has made substantial progress on this, and hopes to introduce a new assistant caretaker in the next newsletter. However, this is still an open position. Members are encouraged to attend the monthly board meetings now held on the 1st Tuesday of each month at 6:30pm, located in the new garage at the maintenance lot on Hidden Timbers Road.
